We offer fixed fee quotations for residential sales and purchases, we are also able to assist and advise in relation to the purchase of freehold reversions and extensions to residential leasehold terms.

What we don't do.

Statistically 50% of solicitors in England and Wales pay what’s known as referral fees to either Estate Agents or Financial Advisors. As a firm we have taken the decision not to pay referral fees as we believe that to do so may, at times, conflict with our duty to act in a client’s best interests.

Sales and Purchases

Just as we are able to offer fixed fee quotations on sales, we are also able to provide fixed fee quotations for acting in relation to a purchase. Please note that in addition to legal fees and VAT you will also incur the following disbursements when purchasing a house:-
Searches

If you are buying with the aid of a mortgage we will need to run the five "standard searches" on your behalf these are:-

  • Environmental Search.
  • Chancel Check.
  • Local Land Charges Search.
  • Drainage Search.
  • Coal Mining Search.

The searches will reveal any adverse matters in relation to a property such as a mineshaft in the back garden or whether the property lies within a flood plain.

Stamp Duty

If the property you are purchasing is worth more than £125,000.00 but less than £250,000.00 then you will need to pay stamp duty at 1% of the purchase price (unless you are a first time buyer). If the property you are purchasing is worth between £250,000.00 and £500,000.00 then stamp duty will be payable at 3% and if more than £500,000.00 4%. No stamp duty is payable on residential purchases of less than £125,000.00 and for first time buyers no stamp duty is payable up to £250,000.00.
